The Wharf

The Wharf is the second phase of a $3.6 billion, world-class, mixed-use neighborhood, featuring more than 3.25 million square feet of development along a mile of Washington, DC’s waterfront, spanning from the Municipal Fish Market to Fort McNair. Developed by Hoffman-Madison Waterfront, this ambitious project aims to transform the area into a vibrant community.

Phase 2, completed in October 2022, significantly expanded the development by adding three office buildings, an apartment building, a hotel, a 96-unit condominium building, additional retail space, and two new underground parking garages. The architectural vision for the project was led by Perkins Eastman as the master planner and master architect, with contributions from SHoP Architects, WDG Architecture, ODA, and Rafael Vinoly Architects, each contributing to the unique design of the buildings within this phase. The project included the construction of two office towers, a multifamily building, a Pendry Hotel, a condominium tower, and two buildings that extend over the Potomac River.

DC Squared Management played an effective role in overseeing, developing, and executing the Phase 2 retail program. Our responsibilities included risk assessment, mitigation planning, leasing support, lease administration, permit acquisition, construction management, and site logistics. Through our dedicated efforts, we successfully delivered the retail program to market in Q1 2024, minimizing disruptions and implementing cost-effective strategies.
